What is the difference between waterproofing and damp-proofing my basement?

Basement waterproofing in Edmonton is much different than basement “damp-proofing”, which is what foundation contractors provide when building new basements. Basement waterproofing involves the use of a brush or spray-on waterproofing product that offers a higher quality, and more permanent solution to water seeping into basements through foundation walls. This is because basement waterproofing is a more labor and time-intensive process, and is why new home builders usually opt to simply damp-proof foundation walls.

Damp proofing will usually prevent your basement from leaking for a few years – to a few decades, depending on the contractor. This is because all foundation walls will crack in their lifetime due to Canadian freeze-thaw cycles, leaving lightly damp-proofed basement walls vulnerable to leakage.

Waterproofed basement walls have the ability to offer more resilience to movement – due to the thickness and durability of waterproofing membranes over damp-proofing graded materials.

What does basement waterproofing cost in Edmonton?

The cost of basement waterproofing in Edmonton can range from $250.00 – $450.00 per linear foot of foundation wall. Depending on the basement waterproofing contractor, this pricing scales down based on the area requiring waterproofing and can include repairing any defects in the foundation wall, such as cracks and areas of leakage, and usually includes replacement of the weeping tile along the foundation wall footing.

This cost is also reflective of the repair method a company will use to first repair, and then waterproof your basement walls, and usually also includes the addition or replacement of any window wells in the area, vertical drains leading down to the weeping tile, and the replacement of weeping tile in the areas excavated.

Our team at Abalon Foundation Repair has been waterproofing basements since 1981 in Edmonton and has franchise experience across Western Canada to properly assess and waterproof your basement walls.

My basement is leaking, how do you waterproof basements in Edmonton?

Basement waterproofing involves the excavation of soil around your foundation walls, adequate shoring of the surrounding soils, then applying a waterproofing membrane that surrounds the exterior of your basement walls and waterproofs the walls from the surrounding water table and penetrating moisture present during the spring-fall months. Most basement waterproofing contractors will first repair any defects in the foundation walls, such as cracks, holes, or leaking joints. Then a waterproofing membrane is applied by brushing on or spraying on to cover the entire existing walls.

At this time, it’s common for the waterproofing contractors to also inspect and replace the weeping tile surrounding the footing or install new weeping tile where none was present. Once the waterproofing membrane has had a chance to cure, the area is then backfilled.

Since 1970, we have gained the knowledge and expertise to properly waterproof basements in the Edmonton and surrounding area. This is due to our franchise’s experience across Western Canada, providing us with the foundation to prevent your basement from leaking or seeping ever again.

Frequently Asked Questions

What is the best waterproofing method for basements?

The best waterproofing method for basements in Edmonton is exterior excavation, crack repair, application of a high-quality waterproofing membrane, and weeping tile replacement or installation. We believe in addressing your home’s exterior drainage system, which can help prevent future concerns even if new cracks develop or previous cracks widen. Directing water away from your foundation with proper drainage can help prevent future repairs.

This creates a permanent barrier against hydrostatic pressure and freeze-thaw cycles, unlike interior methods. Abalon specializes in a comprehensive exterior approach for lasting results.

What are the three types of basement waterproofing?

The three main types are: 1) Exterior waterproofing (most effective — involves excavation and waterproofing membrane application and come with a lasting warranty); 2) Interior injection methods, that typically only come with a 1-3 year warranty. These methods don’t address exterior weeping tile, drainage, and simply plug cracks as they show up. (If cracks can’t be assessed from the exterior or are very difficult to reach, interior injections may be the only method of repair. Such as inside a deep commercial parkade structure. 3.) Interior drainage systems that allow water to penetrate the foundation wall, and drain/collect on the interior of the basement and typically drain to a sump pump. These systems allow further deterioration of the foundation walls which is not ideal, and full re-vamp of a finished basement.

How long does basement waterproofing last?

Properly installed exterior basement waterproofing can last 20-50+ years or the lifetime of the foundation when combined with weeping tile and drainage improvements. Abalon provides warranties (often 10-year minimum, up to lifetime/transferable) on their systems. Longevity depends on soil conditions, installation quality, and ongoing maintenance like proper grading, lifespan of materials.

Is it worth it to waterproof a basement?

Yes, basement waterproofing is highly worth it to prevent ongoing leaks, mold, structural damage, and high repair costs down the road. It protects your home’s value and longevity. Abalon’s exterior waterproofing solutions offer excellent return on investment with strong warranties and can often be combined with other repairs cost-effectively to manage the watertable surrounding your basement.
